Residential roof replacement by Orange Exteriors, roofing contractor serving Eagan, MN

Eagan, Minnesota

Expert Roofing Company in Eagan, MN

The typical house we get called to in Eagan went up around 1987: a split entry or two story with a straightforward gable roof, deep soffits, and a low pitch canopy over the front door. Simple roofs, mostly. The one place they get complicated is that canopy, which sits right where the main roof dumps its snow.

The entry canopy is the weak spot

On these mid 1980s plans the main roof sheds straight onto the low pitch canopy above the front door, and the snow does not clear it. It packs against the wall, works back under the shingles and finds the sidewall flashing and the header behind the trim. That is why the rot on an Eagan split entry usually shows up at the entry, not out in the field. Deep soffits help, but only if the intake vents in them are open rather than painted shut or buried in insulation. We check both while the roof is off. If you want something heavier than asphalt on a prominent front elevation, ask about Brava tile roofing, which carries the look at a weight these older frames can take.

What roofing in Eagan actually involves

  • Snow parks on the entry canopy

The low pitch canopy over the front door catches whatever slides off the main roof and holds it against the wall. That is the first place we look on a mid 1980s Eagan plan, and often the first place we find rot.

  • Deep soffits only help if they breathe

Those 1980s overhangs have room for real intake, but the vents are often painted over or blocked with attic insulation. With the roof open we clear the intake and match it to the exhaust instead of guessing at it.

  • We work around the oak pruning window

Eagan runs its own forestry division and an oak wilt program, and state guidance is to leave oaks unpruned from April through July. If limbs hang over your roof, we time the work around that window rather than through it.

Eagan questions

What homeowners here ask us most. If yours is not covered, call and ask.

Can the canopy over my front door be fixed without redoing the whole roof?

Sometimes. If the main roof still has life in it and the damage is limited to the canopy, we can rebuild that section, redo the sidewall flashing and put proper membrane under it. If water has been getting behind the wall for years, or the main roof is near the end anyway, doing them separately means building the same detail twice.

We back onto Lebanon Hills. When can the oaks over the roof be cut back?

Not between April and July. State guidance is to avoid pruning oaks in those months because that is when oak wilt spreads, and Eagan runs its own forestry division and oak wilt program. Late fall and winter are the safe windows. Houses along Lebanon Hills Regional Park and Patrick Eagan Park carry the most overhang, and limbs on the shingles wear them fast.

What will you find under a 1987 Eagan roof at tear-off?

Usually one layer of shingles over plywood or OSB decking, original ridge and box vents, and staples rather than nails on the older courses. Cedar Grove and the earlier plats sometimes have two layers. The surprises are soft decking at the canopy and around bath fans, and that is the part nobody can quote from the driveway.
