The first roof is usually still up there
On an Eagan building from that era we expect to find a single ply that has been patched at the seams more than once, and insulation that is thinner than anything we would install today. So we cut. Two or three test cuts tell us whether the board is dry, what the deck is, and whether the fasteners still have any bite in it. If the insulation is soaked around the drains and the curbs, a recover just traps the water and you pay for it twice. If it is dry, we can often go over the top and bring the insulation depth up while we are at it. On a roof that is worn but not leaking, roof coatings are worth a conversation before you spend on a full system.

Our Eagan office still has its original 1980s rubber roof. Is it done?
Probably close, but age alone does not decide it. We look at whether the laps were tape or the older adhesive, how the curb flashings have held, and whether the insulation is dry. Some of these roofs still have a few honest years left. Others are only holding because someone has been chasing leaks every spring.
Where does an old EPDM roof usually start leaking first?
At the details, almost every time. Lap seams are first, especially where three sheets meet. Then curb flashings around rooftop units, then pitch pockets around conduit and pipe supports, then the drain clamping rings. The open field of the sheet is often still sound when everything around the edges has quit.
Can you work around the oaks hanging over our building in Eagan?
