Hennepin covers a wider range of housing stock than anywhere else in the state, and that shows up directly in the work. A 1920s foursquare has a steep pitch, a shallow soffit and a real ice dam problem. A 2005 build has a cut-up roofline where every valley is a future leak. A 1960s rambler has a long low plane that holds snow instead of shedding it. Those three houses need different underlayment, different intake venting and different flashing details, and two of them need work in the attic before the roof goes back on. We price and detail for the house in front of us rather than running one spec across the county. That also decides what a fair quote looks like: square footage alone tells you very little here, because the labor sits in the valleys, the eave detail and the access, not in the field of the roof.
