Most of the work happens before the membrane
Start with the ballast. A rock ballasted roof from 1986 has to be vacuumed or shoveled clear before anyone can see the membrane, and the stone has to leave the site. Under it we usually find an inch or two of insulation, which was normal then and is thin now, so the new assembly adds board back and gets the R value up. Curbs are the other surprise. Units that sat two inches above the old roof end up nearly flush once insulation is added, so the curbs get raised and reflashed rather than crowded. Interior drains get new bowls and clamping rings. Where a building runs a cafeteria hood or a lab exhaust, we will steer you toward PVC roofing, which handles grease and fumes that will soften a TPO sheet.

My Eagan office building still has a rock ballasted roof. Is TPO a step up?
Usually yes. Ballasted systems rely on stone to hold a loose membrane down, which makes leaks hard to trace because water travels under the sheet. A mechanically attached or adhered TPO is fixed in place, reflects instead of absorbing heat, and can be probed at every seam. It also takes the dead load of the rock off an aging deck.
Will my tenants have to leave the building during the reroof?
No. Offices stay open through almost every reroof we do. What changes is the noise and the smell. Fastener work over an occupied suite is loud, so we schedule those areas early or late, and we tell the tenant which section is overhead this week. Air intakes get covered when adhesive is in use.
