Local Vinyl Siding Replacement in Eagan, MN
Snow slides off the main gable, piles onto the low pitch canopy over the front door, and sits against that wall until April. It is where siding fails first on the mid 1980s plans across Eagan, and it is the first wall we open when the old panels come off. Orange Exteriors replaces vinyl siding on those split entries and two stories, and we hang nothing new until the wrap and flashing behind it are corrected.

What Eagan Walls Look Like Under the Old Panels
Most of the siding we pull off in Eagan is original to the house. The median build year here sits around 1987, so the panels are close to forty years old, thin by current standards, and chalked flat on the south and west elevations. Behind them we find one of three things. On the earliest jobs there is felt paper instead of a modern house wrap, lapped upward in places so water runs behind it rather than over it. On others the wrap is sound but the window heads were never flashed, only caulked, and the caulk gave up a decade ago. And on the deep soffit gables common through the streets around Patrick Eagan Park, the wrap simply stops short at the rake. We photograph whatever is there before anything new goes up. A share of the older stock nearer Cedar Grove is clad in painted engineered wood rather than vinyl, and that calls for LP siding replacement instead, which we quote separately. Everything else gets new vinyl over corrected detailing, with panels and fastening chosen for how exposed the elevation is.

Vinyl Siding Replacement in Eagan
What Changes on the House After Replacement
Dry Wall Behind the Entry Canopy
The low pitch canopy over your front door will keep catching snow off the main gable. New kickout and step flashing under the siding sends that meltwater out and away instead of into the sheathing.
Two Story Gables Held Down Properly
Split entry and two story gable ends here face wind with nothing standing in front of them. Heavier gauge panels on tighter fastening centers keep the top courses seated where thin original vinyl worked free.
Window Openings Flashed, Not Just Caulked
Every opening gets pan flashing and an integrated wrap detail before trim goes back on. That is what stops the stain showing up on drywall below 1980s window heads three or four winters later.
Deep Soffits Finished Cleanly
Those wide overhangs on mid 1980s Eagan plans need proper frieze and channel work where siding meets soffit. Done right, birds and wasps lose the gap they have been using every spring.
No More Flat Gray on the Sun Side
Original panels here have chalked to a flat gray on south and west walls. Modern capstock holds its color far longer, so the elevation facing the Lebanon Hills sun still matches the shaded side of the house.
Felt Paper Replaced With Real Wrap
On the earliest jobs here the drainage layer is felt, lapped upward in places so water ran behind it instead of over it. A taped modern wrap corrects the direction of lap across the whole wall, not just where a stain showed up inside.
How We Work on Eagan Siding Jobs
We Sort Felt From House Wrap First
Mid 1980s walls here hold one of three assemblies behind the panel, and only one of them is a modern wrap. We open a section at the problem elevation during the estimate so the number reflects which of the three you have.
Oak Season Shapes Our Scheduling
Eagan runs its own forestry division and an oak wilt program, and state guidance is to leave oaks unpruned from April through July. We plan limb clearance over the work area around that window rather than through it.
Repairs Behind the Siding Come First
Rotted sheathing, failed wrap and missing flashing get corrected and documented as their own step. New panels never go over a wall we have not made watertight, and you get photos of each stage as it happens.
Storm Claims Walked With the Adjuster
Hail and straight line wind reach Eagan the same afternoon they hit Burnsville and Apple Valley. We meet your adjuster on site, walk the damaged elevations panel by panel, and write the scope in terms the claim can use.
Engineered Sections Priced on Their Own
Where an Eagan house carries painted engineered wood, usually on the older stock nearer Cedar Grove, that section is quoted on its own line rather than folded into the vinyl number, so you can see what each material costs before deciding.

Eagan Vinyl Siding Questions
What people in Eagan ask us about this work. If yours is not covered, call and ask.
What is usually under the vinyl siding on an Eagan split entry?
Usually board sheathing or OSB with felt paper or an early generation house wrap. On homes built around 1987 the wrap is often still intact but the flashing is not: window heads were caulked rather than pan flashed. We photograph the bare wall on every job, so you see which of those situations your house is in before we re-clad it.
Does the entry canopy on my Eagan home need extra work during siding replacement?
Almost always. Those low pitch canopies catch snow sliding off the main gable and hold it against the wall for weeks. We add kickout flashing where the canopy roof meets the wall, correct the step flashing, and lap the wrap over the top of it, so melt drains outward instead of soaking the sheathing beside the front door.
Should the deep soffits and frieze be redone when the siding is replaced?
On the mid 1980s plans with wide overhangs, yes. The frieze and channel detail where siding meets soffit is where birds and wasps have usually been getting in, and it is the one moment in thirty years that the work is easy to reach. We price it with the wall rather than as a return trip with staging set up twice. If the soffit itself is sound we leave it and rework only the transition.
