Insured Roof Coatings in Eagan, MN
Coating a low slope roof in Eagan is usually a scheduling problem before it is a roofing problem. The buildings are occupied, the tenants have hours, and the roof is covered in oak and maple litter that has to come off before anything goes on. Get the sequence right and nobody downstairs notices the work happened.

What a coating fixes on an occupied building
The first day on an Eagan roof is rarely coating. It is a power wash, and around Lebanon Hills and Patrick Eagan Park that means hauling off a real load of leaf and twig debris that has been packing the drains for years. Once the roof is clean you can finally see the parts that matter: open laps, splits at the curb flashing, crushed insulation where a service tech walked the same path to a rooftop unit for a decade. Those get repaired before a coating goes anywhere near them. A coating is a waterproof film, not a structural repair, and it will not flatten a low spot or fix a flashing that was wrong from the start. Once the roof is coated, ask about maintenance plans so the drains and laps get cleared on a schedule instead of after a storm.

Roof Coatings in Eagan
Why Eagan owners coat instead of tearing off
Tenants stay open through it
The work happens on the roof, not in the suites. No dumpster in the parking lot for a week, no tear off noise over somebody's conference room, no exposed deck if it rains Thursday.
Tree litter cleared before anything
Eagan has heavy oak and maple cover and it all ends up on flat roofs. Wet leaf pack holds moisture against the membrane and it goes off the roof before a coating goes on.
Drains and scuppers opened up
Half the standing water we find on Eagan roofs is a plugged drain, not a sagging deck. Clearing and reflashing the drain sumps does more for the roof than the coating does.
Ponding flagged, not painted over
Where water sits for days we mark it, photograph it and tell you. Some coatings are not rated for standing water, and putting one there is how a coated roof fails early.
A written condition report
You get photos and notes on what the roof actually looks like, in a form you can forward to ownership or drop in the building file when the next capital request comes around.
Laps and curbs get the real work
Most leaks on these buildings are at a seam or where something penetrates the roof. Those details are reinforced with fabric and detail coat before the field coat, which is where the labor goes.
How we work on an occupied Eagan building
We coordinate with your tenants
Tell us who is in the building and what hours matter. We plan roof access, staging and the smelly parts of the job around the people paying you rent.
Prep is priced separately
The quote separates cleaning and repair from the coating itself, so you can see what is driving the number and what you are actually buying.
Photos before the quote
We do not ask you to take our word for the condition of a roof you have never stood on. The findings come with pictures of the specific spots we are pricing.
Family run, and you will see it
We are a family run, faith based company. The person who walks your roof is the person who answers when you call back with a question about the scope.
Storm damage checked at the same time
We handle storm and insurance work, so if the hail on that roof is claimable we will say so before you spend maintenance dollars on a coating.

Eagan building owners ask us this
What people in Eagan ask us about this work. If yours is not covered, call and ask.
Do my tenants have to move out while you coat the roof in Eagan?
No. The work stays on the roof. There is noise during the power wash and the repair day, and some coatings carry an odor for a few hours, so we tell you which days those are and which units sit under them. We stage material where it does not take out tenant parking.
Will a coating stop the leak over our back office?
Only if the leak is coming through the field of the roof or an open lap. If water is getting in at a wall flashing, a bad curb or a failed drain, a coating over the top of it will not stop it. That is why we find and repair the source first, then coat. A coating is not a leak search.
What is the best time of year to schedule this in Eagan?
Late spring through early fall, and we lean toward the front of that window. Leaf drop in October puts a fresh load on a roof you just cleaned. If limbs are hanging over the building, note that state guidance is to avoid pruning oaks from April through July, so plan the tree work for late summer or winter.
