The corridor built fast, the river towns did not
New construction followed the I-94 corridor. Subdivisions went up fast between the late 1990s and 2008, which means whole streets share one roof age and one hail history. Off the corridor, the older plats in the river towns still carry pre 1940 framing: steep, cut up, with eaves too shallow to vent well. Those two jobs get torn off differently and quoted differently. Newer roofs usually come off in one layer over clean plywood, with a lot of edge metal to reset. Older houses hide plank decking, buried valleys and a second layer nobody mentioned. Rural exposure matters too, and a house on open acreage in St. Michael loses trim to wind long before it loses shingles.
