Apple Valley, Minnesota
Careful Roofing Company in Apple Valley, MN
Drive two blocks in Apple Valley and you see the same roof three times. The 1970s and 1980s tract housing here came from a small set of builder plans, so dormer placement, pitch and the garage tie in repeat lot to lot. What does not repeat is exposure, and that is what decides which roof goes first.

Same plan, different sun, different roof
Identical plans do not wear identically. Apple Valley sits on rolling ground with a hundred feet or more of elevation change, so a south facing plane on a hilltop takes sun and wind all day while the same plane on a shaded low lot three streets over is still holding granules. Two houses built the same year off the same plan can have one sound deck and one that crumbles at the nail. The upside of repeated plans is that we know the roof before the ladder goes up: where the garage ties into the house, where the dormer flashing tends to fail, what the original vent layout was. For the few homes here carrying real weight on the roof, our slate roofing work is a separate conversation about framing before it is one about looks.

What roofing in Apple Valley actually involves
We know the plan before we arrive
These blocks came from a small set of builder plans, so the garage tie in, the dormer placement and the vent layout repeat down the street. That means fewer unknowns in the quote and less time working out how the roof was put together.
Hilltop slopes age faster than low lots
There is a hundred feet or more of elevation change across town. A south facing plane up on Palomino Hills bakes and takes wind, while a shaded lot three streets over holds up for years longer. We inspect by exposure, not by address.
Mature trees right at the eaves
Orrin Thompson planted an apple tree at each home in some of his plats, and those trees are now full grown against the eaves. Overhang means debris in the gutter line, damp shingles on the north slope and limbs sanding the surface in wind.

Housing stock
1970s and 1980s tract housing built from a small set of repeated builder plans, so roof geometry, dormer placement and garage tie ins look nearly identical lot to lot.
What the weather does here
Rolling ground with a hundred feet or more of elevation change, so a south facing hilltop plane weathers far faster than a shaded low lot three streets over.
Neighborhoods we work in
Palomino Hills, Cobblestone Lake, Alimagnet Park and the surrounding streets.
Worth knowing locally
Orrin Thompson planted an apple tree at each home in some of his plats, so those older blocks now carry mature trees close to the eaves and gutters.

Apple Valley questions
What homeowners here ask us most. If yours is not covered, call and ask.
How do I tell if my Apple Valley roof is due when it looks fine from the driveway?
From the driveway you are usually looking at the shaded street side, which is the slope that lasts. The south and west facing planes are the ones that bake, and they go first: granule loss in the gutters, shingles that curl at the corners, exposed mat. We get on the roof and look at every plane, then tell you what we found.
One side of my roof looks much worse. Can you replace just that slope?
Sometimes. If the south facing plane is spent and the rest still has years left, a single slope can make sense. The catch is color match, because a new plane beside a fifteen year old one will not blend, and any shared valley or ridge has to be redone anyway. On the older streets near Alimagnet Park, where both sides are close in age, do the whole roof.
My neighbor has the same house. Can you use their quote for mine?
No, and you would not want us to. The plan is the same but the roofs are not: different sun exposure, different repairs over the years, different decking underneath, and sometimes a layer added in the 1990s that the other house never got. Newer areas like Cobblestone Lake are different again. We measure and look at your roof, then quote it.
