What is never the same is exposure. On a hundred feet of elevation change, a south facing hilltop plane can be curling and bald while the north plane three streets over under mature trees is still soft and mossy. Asphalt shows that split badly. Composite tile carries its color through the material rather than in a surface granule, so the sunny plane and the shaded one stay closer together as they age. We still clear valleys under the apple trees and set the flashing where limbs drop debris. Why did the south side of my Apple Valley roof wear out first?
Sun. On this rolling ground a hilltop lot with a south facing plane takes hours more direct light every day than a shaded low lot a few streets away, and asphalt dries out and curls under that load. The north plane on the same house can look fine while the south one is shot. Composite tile narrows that gap because the color does not depend on a granule surface.
Can I replace only the south plane and leave the rest?
You can, and we sometimes do it after a storm, but it is rarely the right call on a whole roof replacement. A new plane will not match a weathered one, the ridge and hip lines have to tie two materials together, and you end up staging the same house twice. If the south plane is done, the rest is usually close behind.
Will the apple trees over my gutters be a problem for a tile roof?
They need managing, not removing. Limbs that touch the roof have to come back far enough to stop rubbing, and the valleys under them need clearing every fall like any roof. The advantage is that the tile can be walked on to do that work, and dropped fruit and small branches do not mark it the way they scuff an old shingle.
