It is the nails, the flashing or the underlayment giving out while the stone is still perfectly serviceable, which is why we fasten with copper or stainless and flash with copper rather than painted steel. Slates are hung, not clamped, so each one can move fractionally without cracking its neighbour. Getting the headlap right for the pitch matters more here than on any other covering we fit. Is my house strong enough for a slate roof?
It depends on the framing, and it is the first thing we check. Slate imposes a heavy sustained load, so we have the structure reviewed before quoting rather than discovering a problem once the old roof is off.
Can a damaged slate be swapped out?
Yes. An individual slate is removed with a ripper and a replacement is hooked in, leaving the surrounding field untouched. It is a specialized repair but a routine one.
Why does slate cost more to install?
The material is quarried and heavy, the fasteners and flashing are copper or stainless, and hanging it correctly is slow, skilled work. What you are buying is a roof the house will probably never need again.
