Responsive Maintenance Plans in Apple Valley, MN
Roofs sit at very different elevations across Apple Valley, and it shows. A south facing plane on a hilltop building ages years faster than a shaded low roof three streets over, so a maintenance plan here is not one checklist applied evenly. We spend the time where the sun and the trees have been working, and we keep the visits short where nothing is happening.

Not every plane on the roof ages alike
Most of what we maintain in Apple Valley is smaller commercial: strip retail, offices and small shops. The work is smaller in scale here, and we would rather say so. What makes it interesting is the ground. A hundred feet of elevation change across town means one building bakes all afternoon while another sits in shade and stays damp. On the sunny side we look for chalked sealant, brittle flashing and split boots. On the shaded side, moss in the laps, standing damp and rust at fasteners. Orrin Thompson planted an apple tree at each house in some of these plats, and those trees are mature now, so buildings backing the older blocks take leaf load the newer ones do not. If the roof is near the end and you want that in writing before you budget, ask for a commercial certified roof assessment and we will put the condition down plane by plane.

Maintenance Plans in Apple Valley
Plane by plane across the building
South facing planes wear out first
The plane taking afternoon sun dries out sealant, cracks flashing and gives up its surfacing well before the north side does. We grade each slope separately so repairs go where the wear actually is.
Trees kept off the eaves
Some of these blocks got an apple tree at every house from the original builder, and those trees are full grown now. Gutters and drains next to them get cleared every fall visit, not every other one.
Cracked boots and dried sealant
Pipe boots and sealant joints are the first thing sun kills. We replace boots that have split and cut out sealant gone hard, which is small work next to what a soaked deck turns into.
Shaded roofs stay wet longer
A low roof in the shade never really dries out. Moss creeps into the laps, fasteners rust and litter sits in the corners, so those buildings get looked at for damp rather than for sun damage.
A plan sized to the building
A single story retail roof does not need what a warehouse needs. We write a shorter list, come when it matters, and leave out the parts of a program that would do nothing here.
Blisters mapped over time
One blister is not an emergency. Twenty new ones since last spring means the membrane is coming apart. We photograph the same areas each visit so the trend is visible rather than argued about.
The way we work on smaller buildings
Small buildings get a small plan
We will not sell a heavy program to a roof that needs an hour twice a year. The visit gets sized to the building, and you hear what we left off and why.
We get on the roof
Every visit means ladders and boots on the membrane. You cannot see a split lap or a soft spot from the parking lot, and we are not going to pretend otherwise.
One visit or two, your call
Some roofs here only need a fall look. Others want spring and fall plus a check after hail. We tell you which one you have, then you decide what to book.
We flag the tree work
Trimming limbs over a roof is not our trade, but we will tell you which branches are dragging on the membrane and filling the gutters so you can get them cut.

Apple Valley roof plan questions
What people in Apple Valley ask us about this work. If yours is not covered, call and ask.
Why does one side of our Apple Valley roof look worse than the other?
Sun, mostly. The plane facing south and west takes heat and ultraviolet all afternoon, so its sealant, flashing and surfacing give up years earlier than the shaded side. Elevation adds to it, since a hilltop building has nothing blocking sun or wind. We inspect and repair plane by plane instead of treating the roof as one surface.
Do the old trees near our building really affect the roof?
Yes, in two ways. Leaves and fruit fill gutters and drains, which backs water up at the roof edge where it freezes. Limbs touching the membrane scuff it every time the wind blows. The older Apple Valley blocks have mature trees right at the eaves, so fall drain clearing matters more on those buildings.
Our building is small. Is a maintenance plan worth having at all?
Sometimes not, and we will say so. If the roof is only a few years old, simple and clear of trees, one fall visit is plenty. A plan earns its keep on a roof past the middle of its life, on a roof with many penetrations, or where a leak would land on inventory or equipment.
Have someone actually walk the roof
Give us the address and we will walk it plane by plane, sunny side and shaded side, then tell you honestly whether the building needs a full plan or just one fall visit.
