Grade and trees complicate a simple building
Nothing about a steel shop is hard on flat ground, and Apple Valley does not have much of that. A hundred feet of elevation change across the city means a lot of these pads need cut on the uphill side and fill on the downhill side, and fill has to be compacted and tested before a footing goes on it. Water is the second half of that. A building set across a slope becomes a dam unless the grading routes runoff around it and the downspouts carry it past the low corner. Then there are the trees. Orrin Thompson planted an apple tree at every home in some of these plats, and those blocks now have mature canopy hanging close to eaves and gutters. On smaller projects, prefabricated buildings often make more sense than a full custom frame on a residential lot.

Can I put a detached steel shop on my Apple Valley lot?
On most residential lots you can build an accessory structure, but the city limits size, height and how close it may sit to the lot lines, and a larger building may be treated differently than a small shed. The lot slope matters too. We check the ordinance against your parcel and tell you what will actually fit.
Will a building on a sloped lot cause drainage problems?
It will if the pad is just cut flat and the water is ignored. A structure set into a slope stops runoff that used to keep going. The fix is grading a swale above the building, keeping the finished floor above the surrounding grade, and running the downspouts to daylight well past the low corner.
Do mature trees near the building have to come down in Apple Valley?
Not usually all of them. Older blocks here carry apple and shade trees close to the eaves because a tree was planted at each home in some of the original plats. We need clearance for the crane and for the roof line, and limbs directly over a metal roof are worth trimming, but most of the canopy can stay.
