The south slope wears out first
On a hilltop lot the south facing plane is often bare and curling while the north plane still looks new, and that gap is the first thing we sort out. We price it as one roof, because a single new plane beside a twenty year old one leaves a seam at the ridge and a color mismatch you can see from the street. Tear off on these 1970s and 1980s plans is predictable: the garage tie in and the dormer flashing sit in the same place on your block as on the next. The gable vents these plans came with have to be closed when a ridge vent goes on, or the ridge takes its air from the gable and the soffits never move. If the trees have grown in over the roof, metal roofing sheds litter better, though shingles are still the right call on most of these houses.

Can you replace just the sun beaten side of my Apple Valley roof?
Sometimes, and usually we advise against it. A new plane beside a twenty year old one leaves a color mismatch visible from the street and a seam at the ridge where two shingle generations meet. If the other slopes have real life left in them and you are selling soon, doing one plane can make sense.
What are the black streaks on the north side of my Apple Valley roof?
Algae. It grows where a plane stays damp, which on these rolling lots means the shaded north side of a house sitting low. It does not leak and it does not rot the deck. Moss is the one to watch, because moss lifts the shingle edge and then holds water underneath it.
Do the apple trees over my roof have to come down before you shingle?
No. They need cutting back off the roof plane. Limbs resting on shingles scrub the granules loose in every wind, and leaf and fruit litter holds moisture at the eave and fills the gutters. Trimmed clear of the roof, the mature trees on these older blocks are worth keeping, especially in July.
