On the ones we have worked, the soil is dune sand: it digs easily, it drains, and it will not hold a footing that was never compacted and brought up to bearing. Frost depth still applies. The other thing worth designing for is wind. An EF-1 came through near town on March 6, 2017 and ran nearly nine miles to Princeton, which is a reminder that a light building with weak connections leaves in one piece. Is there land around Zimmerman where I can put up a shop building?
In and near town, yes. Farther out gets complicated: Sand Dunes State Forest is about three miles west and the Sherburne National Wildlife Refuge sits nearby, so a great deal of the land around Zimmerman will never be platted. Start with what the parcel is zoned for and whether it has water and power at the pad.
Will a prefabricated building stand up to a tornado?
