Expert Certified Roof Assessment in Zimmerman, MN
Most roofs in Zimmerman went on after 2000, which means the failures we find are rarely about age. They are about wind. An EF-1 tornado touched down near town on March 6, 2017 and tracked 8.9 miles to Princeton, part of the earliest tornado outbreak on record in Minnesota, and long ridgelines catch that kind of weather.

Wind finds the ridge before the field
On a post-2000 two story with a steep pitch and a long ridge over a three car garage, the ridge cap and the first courses off the rake are where wind gets a grip. We look for lifted tabs that have reseated crooked, exposed fasteners at hip and ridge, and the tell that most homeowners miss: a straight line of creased shingles where the sheathing flexed. Deep soffits are the other half of the inspection. They hold plenty of intake, which is good, but they also take uplift pressure and pull loose at the frieze, and a torn soffit is how wind driven rain gets into a wall. We photograph each finding against the slope it came from. For owners who never want to look at a wind creased asphalt roof again, we also install Brava tile roofing, which does not lift and crease the way a three tab does.

Certified Roof Assessment in Zimmerman
What a wind check on your roof covers
Creased shingles found before they leak
A wind crease is a hairline fold across the tab that does not leak yet. We find them by walking the slope, because they are invisible from the ground and from a drone photo.
Ridge and hip caps checked by hand
Caps are the first thing wind takes and the last thing anyone looks at. We lift and check them for backed out nails and for caps that reseated crooked after a gust.
Deep soffits checked for uplift
Zimmerman houses tend to have generous soffit overhangs. They vent well and they also catch uplift, so we look at the frieze and the soffit panels for the pull that starts a wall leak.
Steep pitch handled safely
The two story and split entry stock here runs to steeper pitches than a rambler. We rope up and walk what can be walked, and we say plainly when a slope has to be read from a ladder instead.
March 2017 damage still on record
That EF-1 tracked 8.9 miles from near Zimmerman to Princeton. Roofs hit that day were sometimes patched and never properly assessed, and old wind damage still shows in the fastener line.
Trees that will never be cleared
Sand Dunes State Forest sits about three miles west and the wildlife refuge is close by, so the land upwind of many houses stays as it is. Your exposure is not going to change with the next development.
Why our inspection goes further here
No numbers before the walkthrough
Nobody gets a number from us before somebody has been on the roof. A quote built from a satellite image misses the soffit damage and the ridge, which is where the cost sits.
We date the damage, fresh or old
We note whether a crease or a lifted cap looks recent or years weathered. That distinction decides whether a carrier calls it wind loss or wear, so we do not blur it.
We show you the photos
Before we leave, we go through the pictures with you on a screen and point at what each one shows. A report you cannot read is not worth much.
The file stays yours
Use the report for a claim, for a sale, or for nothing at all. There is no obligation attached to it and no cost for the visit.
The garage roof counts too
The long ridge over an attached three car garage is a roof in its own right, and it often fails first. It gets the same walk and the same photographs as the house.

Wind and roof questions in Zimmerman
What people in Zimmerman ask us about this work. If yours is not covered, call and ask.
My Zimmerman house is newer. Can wind still ruin the roof?
Yes. Most Zimmerman housing postdates 2000, so age is rarely the problem, but long ridgelines and steep pitches give wind plenty to grab. A gust can crease shingles and back nails out of the ridge caps without tearing anything off. The roof looks fine from the street and leaks two years later at the first ceiling stain.
Does old tornado damage from 2017 still matter?
It can. The EF-1 that touched down near Zimmerman on March 6, 2017 tracked 8.9 miles to Princeton, and plenty of roofs along that line got a quick patch instead of a real look. Old damage will not usually support a new claim, but knowing it is there changes whether you repair now or plan a replacement.
Do you inspect the soffits and fascia as well as the roof?
Yes, and on the deep overhangs common here that part matters. Soffit panels take uplift and pull away at the frieze board, which lets wind driven rain into the wall cavity where nobody sees it. We check the panels, the fascia and the drip edge, and note any place the vent screening has torn loose.
