Complete Brava Tile Roofing in Zimmerman, MN
Almost every roof we tile in Zimmerman went on after 2000, so nobody here is replacing slate. The comparison is the builder's asphalt, on steep two story pitches and long garage ridgelines where the roof is most of what you see from the street. That is the case where composite tile earns its keep, and where it sometimes does not.

Steep roofs make the tile worth doing
The framing is not the problem on a Zimmerman house. Post-2000 trusses were engineered for real snow load, and composite tile lands closer to a heavy shingle than to slate, so the roof carries it. What takes the time is pitch. Steep two story faces mean staging, roof jacks and slower courses, and that is the single largest thing separating one quote from another. The long ridge over an attached three car garage gets its own attention: ridge cap tile, vent, and a clean stop at each end where wind gets under it. With the Sand Dunes State Forest three miles west and refuge land that will never be platted, that wind is not going away. Homeowners who ask about weight are usually thinking of clay tile roofing, which really is heavy enough to matter on a truss roof. Composite is not.

Brava Tile Roofing in Zimmerman
Tile on a steep post-2000 roof
Deep soffits keep feeding the attic
These homes were built with generous soffit overhangs, and the intake behind them is what keeps the deck dry. We keep baffles clear and the airflow honest when the tile goes on over the top.
Ridge caps set for straight line wind
An EF-1 tornado tracked from near Zimmerman almost nine miles to Princeton in March 2017. Wind here takes roofs at the ridge and the rake first, so those courses get fastened for it.
Most of what you see is roof
On a steep two story with a three car garage attached, the roof plane is a bigger part of the front of the house than the siding is. Tile carries a shadow line a shingle field cannot.
No granules washing off it
Asphalt sheds its surface for years, and on a long garage run that grit ends up in the gutter and down the driveway. Composite tile has no granular layer to lose in the first place.
Snow held back off the garage doors
Steep tile sheds snow in slabs, and a three car garage apron is a bad place for that to land. Where the pitch and layout call for it, we add retention above the doors.
Fewer climbs up a steep roof
Getting onto a steep two story face is a job in itself, so small repairs that an owner would handle on a ranch tend to get put off here. Tile leaves far less to go up for.
What we do before the first tile
We start in the attic
Before quoting a tile roof we look at intake, baffles and the underside of the deck. A ventilation problem does not fix itself when a better roof goes over it.
Pitch is in the number
Steep faces mean staging, roof jacks and slower courses. We put that in the estimate at the start instead of discovering it once the tear off is already underway.
You approve color on the roof
Tile looks different up on a steep plane than it does in your hand. We get samples onto the actual slope, in daylight, before anything is ordered.
One slope open at a time
On a steep roof we tear off and dry in one plane at a time. The house is never sitting open under an afternoon storm because we got ahead of ourselves.
We finish the trim work
Ridge, rake, valley metal and the transition at the garage wall all get walked before we call it done. That is where a tile roof fails, not out in the middle of a slope.

Zimmerman roofing questions
What people in Zimmerman ask us about this work. If yours is not covered, call and ask.
Will a tile roof hold up to Zimmerman wind?
It holds up as well as the edges are fastened. An EF-1 tornado tracked from near Zimmerman to Princeton in March 2017, part of the earliest tornado outbreak on record in Minnesota. Wind like that takes roofs at the ridge, rake and eave, so those are the courses we fasten hardest. The field of a tile roof is rarely where it starts.
Does a steep Zimmerman roof cost more to tile?
Yes. Pitch drives labor more than square footage does on these post-2000 two stories. Steep faces need staging and roof jacks, courses go slower, and every piece of material has to be moved up a plane nobody can walk freely. We measure the pitch on the estimate visit so the number you get already accounts for it.
Will snow slide off a tile roof onto my driveway?
On a steep pitch, yes, and it comes down in sheets rather than drifting off slowly. That matters most above the doors of an attached three car garage, where people park and walk. We look at where the snow is going to land before it becomes your problem, and add retention where the layout calls for it.
