Tearing off in the old plat usually turns up board sheathing with gaps, no housewrap, and cavities that were insulated after the fact. That changes the job. Hardie wants a flat, drained plane behind it and a water resistive barrier that actually laps, so on those houses we are rebuilding a wall assembly, not hanging new siding over an old one. Up on the south side, near 915 feet, the failures read differently: chalked and cracked panels on the windward gable ends, and butt joints that opened. HZ5 board, flashing behind every butt joint instead of a bead of caulk, and honest clearance at grade and at roof lines are what carry a wall through a Minnesota winter. If fiber cement is more house than the budget wants, we will price steel siding replacement instead and say where it does the same job just as well.
