Recover or tear off depends on what is wet
The first thing we do on a Shakopee flat roof is cut test squares and see how much water sits in the insulation. On the retail and warehouse buildings that filled the farmland south of the old plat, the deck is steel and the insulation is polyiso, and one dry layer means a recover is honest work. How old is too old for an EPDM roof in Shakopee?
There is no fixed number, but the rubber roofs that went on during the growth after the 1995 bridge are now in the range where the field is often still fine and the seams and flashings are not. If we cut cores and the insulation is dry, you likely have a recover. If it is wet, you are looking at a tear off.
Can you recover over the existing rubber instead of tearing it off?
Often yes, and it is the faster and less disruptive path when it is honest. When both are true we lay new insulation and a new membrane straight over the old and the building keeps running.
