Most of it comes down to venting
In the old core we spend as much time in the attic and at the eave as we do on the shingles. A house from the 1870s has no soffit intake, often has insulation stuffed tight to the roof deck, and shows the result as stained sheathing and a rippled eave course. Ripping the roof off without fixing that just buys a new set of ice dams. The buff brick downtown adds another item: chimneys and parapets need real counterflashing cut into the mortar joint, not sealant smeared over brick. On the bluff top plats east of town the report reads differently, with wind lifted ridge and rake edges leading it. Why do the old houses in downtown Jordan get ice dams every winter?
Because they were built before soffit venting was standard. Warm air collects at the deck, melts the snow above it, and the water refreezes when it reaches the cold overhang.
