Masonry is what makes these roofs tricky
On a brick building the roof is only half the job. The membrane runs up the parapet and terminates against masonry, and old Chaska brick does not forgive a careless anchor. We drill into mortar joints rather than face brick, set a proper termination bar, and cap it with counterflashing and coping metal that sheds water away from the wall instead of into it. Under the sheet we usually find several old layers over a plank deck, and the plank has to be sound before anything new goes down. If your building runs a kitchen or a fryer exhaust, ask us about PVC roofing, which holds up to grease better than TPO does on a restaurant roof.

From the sidewalk, no. The membrane sits behind the parapet and is out of sight. What can be seen is coping and edge metal, so we match profiles and colors carefully. The district has been on the National Register since 1980, so check with the city before changing anything visible.
Can TPO go over the old plank deck on a downtown Chaska building?
Usually. The plank has to be sound and reasonably tight, and it needs a cover board over the insulation so the membrane is not riding on gaps between boards. Where boards are soft, cupped or burned by an old chimney, we replace them. That work shows up in the estimate as square footage, not as a surprise later.
Do all the old roof layers have to come off?
