What the wind does to a new plat
On a plat built after 1990, tear-off is usually predictable: one layer of builder shingle, sheathing that is OSB rather than boards, and a ridge already cut for vent. The surprises are smaller and duller. Sheathing at the gable overhangs is often stapled rather than nailed and lifts when the old shingles come off. Ridge vent gets installed on houses whose soffit intake is a few thin slots, so the vent pulls air out of the house instead of the eave, and the deck shows it in February. Out here the exposure argues for a laminated shingle with a high wind rating, six nails to the shingle, starter along the rakes as well as the eaves, and hip and ridge caps rated to stay down.
