Our building went up in 1998 and the roof has never been touched. What will you find under it?
Usually a steel deck, a thin layer of original insulation and one membrane gone brittle at the laps. The variable is water. We take core samples and run a moisture meter across the field, and wherever the insulation is saturated it comes out, because welding a new sheet over wet board traps the problem and rusts the deck underneath it. The core photographs come with the estimate so you can see what we saw.
Does our roof need full replacement, or can the existing membrane be repaired?
It depends on how much of the field is still sound and whether water has reached the insulation.
