Certified EPDM Roofing in Delano, MN
Walk the alley behind the brick storefronts downtown and you can read a hundred years of roofing in the parapet flashings. Most of the low slope rubber up there in Delano has been through more freeze and thaw cycles than the crews who laid it ever expected, and it is now the recover or replace conversation for owners along the old commercial blocks. Orange Exteriors installs and repairs EPDM membrane on those buildings, and we start by finding out what is actually under the sheet.

Recover or Replace on Delano's Oldest Blocks
Delano's commercial core is genuinely old. The 1880s brick buildings downtown were never built for rubber roofs, yet nearly all of them wear one now, over decking patched and re-flashed by several generations of contractors. When we open a test cut we usually find an older layer underneath and an EPDM sheet that went down in the first big wave of single ply work. That history decides the job. If the insulation is dry and the deck is sound, a mechanically fastened recover membrane is the honest answer, and the building stays open through the work. If the cut comes up wet, the saturated boards have to leave the roof, because no membrane bonds to a substrate that is still giving up water. Buildings on the low streets near the South Fork Crow River show that damp far more often than the ones up the hill. We also talk through where a fluid applied option fits, since roof coatings can buy real years on a membrane whose field is still tight and whose seams are the only trouble. What we will not do is sell you a recover over a roof that needs to come off.

What Sound EPDM Does for a Delano Building
Seams That Hold Through a Crow River Thaw
Delano can drop below zero and climb past freezing inside the same week. We detail laps, corners and curb flashings so the sheet expands and contracts without opening a seam over your ceiling.
Parapet Flashings Tied Into Old Brick
Those 1880s downtown walls are soft, tuckpointed and rarely plumb. Termination bars, counterflashing and a proper reglet keep water out of the masonry joint instead of letting it track down inside the wall.
A Recover You Can Stay Open Under
When the deck and insulation check out dry, a fastened recover goes on over the old sheet. No tear off dust in the shop below, no plastic over the inventory, no week of closed doors on the block.
Soaked Board Leaves the Building
Saturated boards near the low river streets never dry once a new membrane traps them. We pull them, dry the deck and rebuild the assembly so the insulation value you are paying for is actually working.
Roof Drains and Scuppers That Clear
Ponding is what kills an older EPDM field. We reset drains, add tapered insulation at the low spots and open the scuppers so meltwater leaves the roof instead of sitting on the seams all March.
Storm Damage Documented on Paper
Hail and straight line wind hit flat roofs differently than shingles. We photograph the punctures, the lifted laps and the mechanical units, and hand your adjuster something specific to work from.
Why Delano Building Owners Keep Our Number
The Decision Stays Yours
No one can price an EPDM job from the parking lot. We take core samples, scan for trapped moisture and show you the plug, so the recover or replace decision is yours and it is based on your roof.
Eden Prairie Based, Out Here Weekly
Orange Exteriors is a family run, faith based company working out of Eden Prairie, and Wright County is a regular route. Delano sits on the same run as Buffalo, Monticello and St. Michael, so a service call here is never a special trip.
The First Hour Is the One That Matters
We are open 24 hours, seven days. A flat roof leak does not wait for business hours, and on a downtown building with an office or an apartment below, the first hour is the one that matters.
Licensed, Insured and Permitted Correctly
We pull permits with the city and work to the current floodplain ordinance where it applies, which matters on properties the June 2024 maps brought in. Licensed and insured, with certificates in your hands before we start.
Free Estimates, Written Scope, No Pressure
Our estimates are free and carry no obligation. You get the scope in writing: membrane type, attachment method, insulation, flashing details and cleanup. That plain approach is a good share of our 5.0 rating from 217 Google reviews.

EPDM Questions Delano Owners Ask
What people in Delano ask us about this work. If yours is not covered, call and ask.
What tells us a Delano rubber roof is near the end?
It varies, but a lot of it dates to the first single ply wave of the 1980s and early 1990s, which puts many Delano roofs at or past the end of a reasonable run. The tells are shrinkage pulling the sheet away from parapets, chalky white weathering and seams you can lift with a thumbnail. A core sample settles it.
Should we recover our downtown Delano roof or tear the old membrane off?
It depends on three things: how many roof layers are already up there, whether the insulation is dry, and whether the deck is sound. Two layers already down usually forces a tear off, and so does trapped moisture. A dry single layer assembly over solid deck is a good recover candidate, and we make that call from core samples, not from the ground.
Do the new Delano floodplain maps affect a flat roof project?
Not the membrane itself, but they can affect the permit and the staging. The updated FEMA maps took effect June 20, 2024, and the city adopted its revised floodplain ordinance two days earlier, pulling in properties never mapped before. On low streets near the South Fork Crow River we also check that damp inside is a roof leak and not groundwater.
