The eave is where these houses let go
On a split level the damage rarely stays in one room. Water that gets in at the eave runs the top plate, drops behind the half wall at the landing, and turns up on the lower level ceiling one flight down, so we open at both ends and follow it. The other thing we find in these 1970s and 1980s houses is a sprayed popcorn ceiling. We do not scrape or sand a textured ceiling of that age until it has been tested, because texture from before the early 1980s can carry asbestos and that is not a thing to guess at. If it tests clean, we patch and retexture. If it does not, the ceiling is a separate job for someone licensed for it. Why does my Oakdale ceiling stain along the outside edge every winter?
Because the roof is forming an ice dam at the eave. These 1970s and 1980s houses leave very little room for insulation where the roof deck meets the wall, so heat reaches the deck, snow melts, and the melt refreezes at the cold overhang. Water then backs up under the shingles and comes in over the top plate, which is the ceiling edge.
Is my popcorn ceiling safe to repair?
It depends on the age of the house and on what a test says. Texture sprayed before the early 1980s can contain asbestos, and plenty of Oakdale houses fall inside that window. Left alone it is not a hazard; sanding or scraping it is. We test before touching a ceiling like that, and a positive result goes to a licensed abatement contractor.
How long will the ceiling be open in my split level?
