Seasoned Roof Coatings in Zimmerman, MN

The commercial roofs in Zimmerman are small ones. A church, a strip of highway retail, a city shop, a couple of pole buildings. That is not a knock on the town. It means a coating job here is measured in days, not weeks, and it means the details at the edges matter more than the square footage in the middle.

Wind gets under the edges first

On March 6, 2017 an EF-1 tornado touched down near Zimmerman and ran 8.9 miles to Princeton, part of the earliest tornado outbreak Minnesota has on record. Wind does not lift a roof from the middle. It finds a loose termination bar, a lifted edge metal, a lap that was never fully welded, and it works from there. So before any coating goes on a building here, the perimeter gets re-secured and the edge metal gets checked and re-fastened where it needs it. A coating is a waterproof film. It is not an attachment method, and a membrane that is already loose under your feet will not be held down by one. On smaller buildings we usually fold that check into maintenance plans so it happens every spring instead of once.

Roof Coatings in Zimmerman

What this does for a small building

  • The building you have is staying

Sand Dunes State Forest sits about three miles west and the wildlife refuge takes up much of the rest, so land around town will never be platted. Extending the roof you own is often the whole plan.

  • A roof done inside a few days

Small footprints coat quickly. Wash one day, details the next, field coats after that, and a church or a store is back to normal without a month of trucks in the lot.

  • Rooftop units sealed, not painted around

Curbs, gas lines, vents and condenser stands are where small roofs leak. Each one gets flashed and reinforced by hand. Rolling coating up to a curb and stopping is how a leak comes back.

  • Spring damage checked before summer

The 2017 outbreak hit in early March, before any coating season opens. We look at wind damage as soon as the snow is off, then coat in summer once the repairs are done.

  • Roof and walls in one trip

We do siding and metal work too. On a small commercial building it is common to coat the roof and fix the wall panel or trim damage in the same visit, rather than booking twice.

  • A coating that can be recoated

Done right, this is not a one time spend. A clean, sound coating gets washed and refreshed later instead of torn off, which is how a small congregation or city budget can plan for it.

Why a small job still gets done right

  • Small buildings get the same walk

A two thousand foot roof gets the same core cuts, the same drain check and the same written scope as a big one. Small does not mean guessed at.

  • We say when a repair is enough

If two curbs are leaking and the rest of the roof is fine, we fix the curbs and leave the coating conversation for another year.

  • Family run and faith based

We are a family business and we are open about what that means: we would rather lose a job than sell a coating to a church that needs a new roof.

  • We come back after the wind

Zimmerman sits in open country and storms roll through in every season. When one does, call and we will get eyes on the roof rather than wait for a claim.

  • Overspray gets contained

Coating carries. Cars, neighboring walls and windows get masked and shielded before spraying starts, and on tight sites we roll instead of spray.

Zimmerman roof coating questions

What people in Zimmerman ask us about this work. If yours is not covered, call and ask.

Is our building too small for a roof coating job in Zimmerman?

No. Most of what we coat around here is small, and small roofs are efficient to do because there is less mobilization and fewer days on site. What matters is condition, not size. If the deck is dry and the membrane or panel is sound, a small roof is a good candidate.

Will a roof coating hold up to the wind we get out here?

The film itself is not the weak point. Wind gets under edges, so the answer depends on how the perimeter is fastened. We re-secure termination bars and edge metal first and reinforce the coating at every edge and corner. Done that way it holds. Laid over a loose perimeter, it will peel with the membrane it is stuck to.

Our Zimmerman building leaks in two spots. Coat it or repair it?

Repair first, then decide. Two leaks usually trace back to a curb, a seam or a bad flashing, and those get fixed on their own. Coating the whole roof to chase two leaks is an expensive way to do a repair. If the field is also chalked, tired and losing granules, then the coating starts to make sense on top of the fix.
