Newer roofs, and the details that age first
On a house built after 2000 the tear-off is the easy part: one layer, plywood underneath, and nothing hiding in the deck. Where these roofs go wrong is airflow. The soffits are deep and look well vented from the driveway, but blown insulation has usually drifted out into the eave and shut the intake down, so the ridge vent pulls from nothing and the attic runs hot. We set baffles the length of the eave while the roof is open. Pitch is the other thing. An eight or ten in twelve face means roof jacks, staging and a slower day, and it is also why nailing has to be exact, because gravity is working on every course. The long garage plane is the one place people here seriously price out metal roofing, which is a fair comparison on a face nobody sees from the street.

Why does the roof over my Zimmerman garage look older than the rest?
