Quality Prefabricated Buildings in St. Cloud, MN

Five locally designated historic districts cover a good share of older St. Cloud, Barden Park, Pantown, Southside, Southeast and the Commercial District, and exterior work inside them answers to the city preservation rules. That matters before a prefabricated building is ordered, because the shell arrives looking exactly like the drawings. Outside those lines, on the newer commercial edges, a kit goes up the ordinary way.

Old ground and old rules downtown

Two things slow a prefabricated building in St. Cloud, and neither is the steel. The first is the district map. If the parcel sits in Southside, Pantown, Barden Park, Southeast or the Commercial District, the elevations go to review and a plain ribbed panel box is not a safe assumption. The second is what is under the lot. Blocks that held buildings from the 1880s through the 1950s often still hold their footings, cisterns and rubble fill, so we dig test holes before trusting a subgrade. Where the new shell abuts an old wall, the flashing at that joint decides whether you have a leak, because meltwater already backs up at the shallow transitions on roofs of that age. Outside the districts we also put up custom metal and steel buildings with far less paperwork in front of them.

What a St. Cloud kit has to clear

  • Elevations that can pass review

Inside the designated districts the city looks hard at what the building shows the street. We work the panel profile, the color and the window openings into drawings review can act on.

  • What is buried under an old lot

Blocks that carried buildings from the 1880s onward still hold footings, cisterns and rubble. We dig test holes, take out what will not bear and rebuild the pad in compacted lifts.

  • A clean tie-in to an old wall

Where a new shell meets century old brick, that joint gets a reglet and counterflashing cut into the wall, not a bead of sealant that fails by the second winter.

  • Ice kept off the shallow returns

Old roofs here run steep on the main and nearly flat over porch and dormer returns, which is where meltwater backs up. We slope and drain the new roof so it adds nothing to that.

  • Color and profile that suit the block

A bright ribbed panel beside the Pantown bungalows reads wrong and will be told so. Muted color, a tighter rib and standing seam where it faces the street go down better.

  • Separation from the building next door

Old platted lots put walls close together. Fire separation, openings and the wall rating on that side have to be settled with the manufacturer before the kit is drawn.

How we handle review and old ground

  • We check the district map first

Before anything is drawn we find out whether the parcel sits inside one of the five designated districts, because that answer changes both the building and the timeline.

  • Elevations prepared for review

The panel profile, the color and the openings get put on paper the way review wants to see them, rather than handing the city a manufacturer brochure and hoping.

  • We tell you early when it is a no

If a shell will not pass on a street facing lot in Pantown or Southside, you should hear that before the order goes in, not after the freight is booked.

  • Winter work called honestly

If the pour has to happen cold, we say what heating and blankets do to the schedule and to the concrete instead of promising you a slab in January.

  • We build to your architect's set

When a designer is already on the district submittal, we take their drawings and handle the manufacturer side, rather than insisting on a plan set of our own.

St. Cloud prefab questions

What people in St. Cloud ask us about this work. If yours is not covered, call and ask.

Can I put a prefab metal building in a St. Cloud historic district?

Sometimes, and rarely as it ships. Exterior work in Barden Park, Pantown, Southside, Southeast and the Commercial District falls under the city preservation rules, so the elevations, the panel profile and the color all get looked at. On an alley or interior lot a plainer building often passes. Facing the street it usually needs design work first.

What might be buried under an old downtown lot?

Old footings, cisterns, coal chutes and whatever got pushed into the hole when the last building came down. None of that is bearing soil. We dig test holes early, take out what has to come out and bring the pad back up in compacted lifts. Finding it after the steel is ordered is what wrecks a schedule.

Will a new building tie into the roof of our existing St. Cloud building?

It can, and that joint is where the work is. Century old roofs here run steep on the main and nearly flat at the porch and dormer returns, and meltwater already backs up at those shallow spots. We step the new roof, cut counterflashing into the old wall and give the ice somewhere to go.
