Practical Drywall in Savage, MN
Most of the wet ceilings we open in Savage started somewhere else. The 1990s and early 2000s two story homes here have cut up rooflines, and water that gets into a short valley runs the top plate, crosses two rooms, and shows up as a stain on a first floor wall with nothing wrong above it.

Water travels before it shows on a wall
Finding where the water landed is most of the work in these houses. A valley over a bump out sheds onto a lower plane, the shingle repair happens up top, and the drywall damage is on the second floor ceiling and then again down a stairwell wall. We probe with a meter before we cut, so the opening is where the wet is rather than where the paint bubbled. Vaulted rooms are the harder version: there is no attic to work from, the board is screwed to the rafters, and the insulation behind it has to come out and go back in. On the bluff plats above Highway 13, the same run of water often ends in a lower level. Several of those west facing walls also come up for window replacement once the siding is off, since the wind that drives that corridor works on the glazing too.

Drywall in Savage
Repairs that hold in Savage two story homes
We chase the stain to its start
The wet spot on a first floor wall is often the end of a run that began in a valley two rooms away. We open at the source and at the stain, not just where the paint is marked.
Vaulted ceilings opened and reinsulated
There is no attic above a cathedral ceiling, so wet batts have to come out through the drywall. We pull them, dry the rafter bays, insulate again, and hang new board on the slope.
Long ceiling seams floated wide
The big open rooms in these plats show every ridge. We keep butt joints away from the glass wall where afternoon light rakes across the ceiling, and float them out over a wide span.
Lower level damage checked too
On the bluff lots that drop toward the river valley, water that starts at the roof can finish in a finished lower level. We look down there before we call the scope complete.
Corner bead replaced, not patched
Rusted or blown out metal bead at a wet outside corner will telegraph through fresh mud within a season. We cut the old bead out, set new, and rebuild the corner square.
Paint carried to a natural break
A spot primed patch flashes badly in these open plans. We carry the finish coat to a corner or a ceiling break so the repair does not read as a rectangle from across the room.
Why homeowners here call us for the inside work
We meter the walls before quoting
Every scope starts with a moisture meter and a look in the attic where there is one. You get an estimate naming which rooms we open and why, not a lump for drywall repair.
Interior scheduled after the roof is closed
We line the interior up behind the exterior work, so nobody hangs board under a valley that is still open. One list of tasks, one order of operations.
Floors masked, room sealed, dust contained
These are lived in houses. We mask the floor, seal the room off from the rest of the house, and run a vacuum on the sander so the dust stays where the work is.
We say when a patch is wrong
Sometimes a ceiling is better replaced sheet for sheet than patched in three places. We will say so, and we will also say when a small repair is genuinely all it needs.
Family run, same people throughout
We are a family run, faith based company. The person who scopes your ceiling is reachable through the job, not replaced by a call center once the work starts.

Common questions from Savage homeowners
What people in Savage ask us about this work. If yours is not covered, call and ask.
The stain is on a Savage first floor wall. Why are you opening the ceiling upstairs?
Because that is usually where the water got in. In these cut up rooflines it enters a valley, runs the top plate, and travels before it soaks through anywhere visible. If we patch only the visible stain, the same wall wets again at the next rain. We open at both ends and follow the run.
Can you repair a vaulted ceiling without taking the whole thing down?
Often, yes. We cut back to the rafters on either side of the wet bay, pull the soaked insulation out through the opening, dry the cavity, and hang new board on the slope. If water ran the length of the vault, a larger section comes down, because a patch every six feet looks worse than one clean run.
Do you do drywall repair on the bluff side of Savage, above Highway 13?
Yes, and those lots need a second look. West wind runs the river valley corridor and hits those plats hard, so the leak point is often high on a west facing wall or gable. Water that starts up there frequently finishes in a lower level, so we check the whole path, not just the room you called about.
