A new roof still needs watching

Amber Fields is going up on roughly 435 acres of former UMore Park land, a build out planned over about eight years, so a lot of what we look at in Rosemount was finished last season. New does not mean sound. The leaks we find on young roofs come from other trades: a satellite bracket screwed through a lap, a conduit run laid straight on the membrane, a curb that never got its counterflashing. Out on that open ground the wind gets under anything loose, and there is no tree line to take the edge off it. On metal buildings we check panel screws and their gaskets, because a gasket gone hard leaks a long time before anyone sees a drip. If nobody has documented the roof since the builder left, start with a commercial certified roof assessment and keep the file going from that point on.
