Honest Brava Tile Roofing in Lakeville, MN
Most of the composite tile roofs we install in Lakeville go on homes built around 1999, where the original builder shingles are all giving out in the same few summers. Owners look at slate, price it, then look at the trusses under a modern two story and realize the roof was never framed to carry it. Brava tile solves the weight problem and keeps the look.

What composite tile does on a cut up roof
The late 1990s and 2000s two story plans here come with cut up rooflines: multiple gables, hip returns, dormers, and a valley every place two of them meet. That geometry is what drives the number on a tile bid, not the field of the roof. Cut tile has to sit tight to an open valley metal, and every dormer sidewall needs step flashing run under the course above it. Done carelessly, the water that slides off those long steep runs finds the seam and rots the deck below it before anyone sees a stain inside. We tear off to the deck, replace what is soft, and run ice barrier well past the wall line at the eaves. If your house calls for a heavier look, we also do clay tile roofing on the homes framed to take it, and we will tell you plainly which one yours is.

What composite tile does on a Lakeville roof
Valleys that shed instead of soak
Every gable and hip return on these plans dumps into a valley. We set open metal under the cut tile so meltwater runs out instead of sitting against a cut edge.
Ice dam damage stays outside
Snow slides off the long steep runs and piles where the roof meets a lower entry. Ice barrier goes well past the wall line there, and the tile itself does not soak up standing water.
Hail that ruins the neighbors' shingles
Composite tile flexes under a hailstone instead of bruising the way an aging shingle does, and it does not shatter like real slate. On a street where every roof got hit the same day, that difference shows up years later.
Gutters sized for what tile sheds
Steep planes move water fast into a few collection points. We check that the existing gutters and downspouts can take it, since a tile roof outlasts the aluminum hanging off it.
One roof, not three shingle rounds
Subdivisions here hit replacement age together, so most blocks are on their second asphalt roof already. Composite tile is the choice that takes your house out of that cycle.
Hips and ridges finished in kind
Cut up rooflines end in a lot of hip and ridge line. Matching molded pieces cap those runs, so the top of the roof does not read as a strip of something else.
How we handle tile work in Lakeville
We measure valley footage first
Two houses on the same street can differ by a lot of valley and flashing. We walk and measure it before quoting, so the number does not move mid job.
We say when it is not time yet
A 1999 roof is not automatically due. If yours has a few winters left we will tell you, note what to watch in the valleys, and come back when it matters.
Estimates are free and unhurried
We look at the deck, the ventilation and the flashing, then leave you a written scope. No obligation, and nobody follows up twice a day.
Nails picked up before we leave
These streets are tight and the driveways are full. We tarp, sweep with a magnet and haul the tear off the same day, so your neighbors do not find your old roof in their yard.
A short drive from Eden Prairie
We run out of Eden Prairie, so a punch list item or a callback after the first hard winter does not turn into a scheduling problem.

Will my Lakeville house need extra framing to hold a Brava tile roof?
Almost never. Composite tile weighs far less than real slate or concrete, and a late 1990s truss roof framed for asphalt shingles generally takes it without changes. What we do check is the deck. If a valley has leaked for a few winters, the sheathing under it is soft and gets replaced before any tile goes down.
Does a tile roof stop the ice dams over my front entry?
Not by itself. Ice dams come from attic heat melting snow that refreezes at a cold eave, and no roofing material changes that. Tile helps in two ways: it does not absorb the standing water, and the ice barrier we run under it keeps trapped melt outside the wall. Fixing the insulation and venting is still the real cure.
Everyone on my block is replacing their original roof at once. Does that change scheduling?
It changes ordering more than scheduling. Composite tile is ordered in a chosen profile and color, so the lead time is longer than a pallet of shingles off a local truck. Once it is on site the install runs like any steep roof. If your neighbors are going tile too, we can sequence the street.
