How old is too old for an EPDM roof in Chanhassen?
Age alone does not decide it. A lot of the rubber here went down in the 1990s and it is still holding water out, especially where it was ballasted and stayed shaded from the sun. What decides it is the state of the seams, the shrinkage at corners and whether the insulation under it is wet. Cores answer that in an afternoon.
Can we recover over the existing rubber, or does it all have to come off?
Usually a recover, if there is only one membrane down and the insulation is dry. That is common on buildings put up during the growth years here, because nothing was ever layered over the original. Two or more layers, or wet board, and it comes off. We core the roof before we answer, not after.
Why do the leaks start in January on my Chanhassen building?
Because rubber moves. EPDM shrinks a little every year it ages, and a cold snap pulls it tight against the corners and the base flashings at the parapet. The field can look fine from the middle of the roof while the flashing at the wall has split open. Winter leaks almost always send us to the perimeter first.
