Why the Ceiling Is the Last Thing We Fix
A stain on a second story ceiling here almost never starts directly overhead. In the colonial plans built through the 1990s and 2000s, the upper wall runs past a lower roof plane, and every added gable puts one more wall to roof junction on the elevation. When the kick out flashing at the bottom of that junction is short or corroded, wind driven rain slips behind the siding and runs down the stud bay until it reaches something horizontal, usually the ceiling of the room below. That is why the drywall is the last step and not the first. We wait until the roof, the siding repair or the window replacement on that wall is finished and the framing reads dry on a moisture meter. Then the board goes back, the texture is matched, and the room is painted to a natural break so the repair does not announce itself.
